Scope 1 & 2 GHG Emissions Inventory for Building Infrastructure Distributor
Challenge
In 2025, a private equity-backed distributor of commercial doors, frames, hardware, and integrated electronic security systems engaged FSI to complete its first scope 1 & 2 GHG emissions inventory in response to upcoming SB 253 requirements. With over 120 locations, encompassing offices, warehouses, and data center operations, the company faced complex boundary and data-collection challenges. They needed a trusted advisor capable of delivering an accurate, audit-ready scope 1 & 2 inventory while keeping costs manageable.
Solution
FSI completed the company’s FY2025 scope 1 & 2 GHG emissions inventory in alignment with the GHG Protocol, establishing the organizational and operational boundaries, mapping all controlled assets, and documenting key processes in preparation for upcoming audit requirements. FSI coordinated data collection across 120 sites in 10+ districts. This included gathering, refining, and databasing energy inputs, then applying our sophisticated emissions model to calculate scope 1 and 2 emissions across all sources. FSI documented the methodology, validated data through multi-level quality checks, and benchmarked the company against five peer organizations to contextualize the results.
Impact
The result of our work was a high-quality emissions scope 1 & 2 inventory and key insights into data quality improvements. The assessment also uncovered potential cost-saving opportunities through abnormal energy-use patterns and energy use assessments actualized against facility square footage. With clear documentation, audit trails, and repeatable processes, the company is now well positioned for SB 253 compliance and future attestation requirements.
